Property Management With AMPM Lettings

 We at AMPM Lettings let and manage property on a simple scheme; "No Let, No Fee". We will not charge you a penny until we provide you a tenant for your property. When choosing the property management program you will be subject to a one off fee of £95 for finding a tenant and then a monthly management fee of 10%. This includes advertisement on our site, in local papers and stores, distinguished to let boards and much more (for more details contact us). We also have a scheme in which we will find you a tenant for your let only. This is a one of fee of £350 (contact us for more details). 

 In order for your property to be let, there are several things we should point out so the let complies with the law:

 

 

  • Insurance – Make sure you have the correct type of insurance for building and contents, also that you have informed your insurer of your plans to let the property. If you do not do this your property insurance will be void.

 

  • Mortgage – If the property is mortgaged make sure it is under the correct mortgage category and that you have informed your mortgage provider of your intentions to let.

 

  • Income Tax – Any profits made from lettings are subject to income tax at the appropriate rate.

 

  • Gas Installation/Safety Record – All gas appliances must have a landlord certificate, carried out by a competent engineer with the correct registration and qualifications (CORGI). Ensure a copy is given to the tenant.

 

  • Electrical Appliances – We would advise that electrical equipment within the property be up to British standard with the certificates and checks appropriate.

 

  • Energy Performance Certificate – It is compulsory that you have an EPC for a property you are planning to let. Once the certificate is acquired it will not need to be renewed for ten years.

 

  • Safety Regulations – Safety requirements are the responsibility of the owner of the property (landlord) and all changes needed to comply with these regulations are at the owners expense.

 

  • Furniture and Fixings – Ensure all furniture and furnishings are covered by fire regulations. Also ensure furniture and fixings are in a good, safe condition.

 

  •   Inventory – If necessary AMPM Lettings will provide a service to create an inventory to ensure the best results of resolving damages. 

 Having a good relationship with the tenant is a key factor in being successful in letting. To do this inform the tenant regulary of any changes happening with in the property and leave useful information with the tenant which they can access at their discretion.
